Typical Projects and what you might expect to pay

Remodeling can sometimes be more expensive than you hoped because existing construction materials must first be moved or removed, such as flooring, tile, cabinets, appliances, framing, drywall, plumbing, electrical, and HVAC.  Additionally, since you live in your home while we perform the work, this requires more steps (time) in the process versus a new construction environment.  Many remodeling projects provide a nice return on your investment and best of all you get to enjoy them with family and friends!  Below are several projects and their “Basic” price ranges designed to give you a good idea of what your project might cost.

 

Decks: 
$24 per square foot and up for simple treated pine.
$35 per square foot and up for composite type decking material such as Trex.

Deck pricing varies depending on size, height, shape, railing system, step width, and finishes. Don’t forget about built-in seating, planters, privacy lattice, deck skirt, and landscape lighting.  How about an awning as well?


Screen Porches / Outdoor Rooms: 
$17,000 and up.

Porch pricing like most any project depends on the details.  Many factors and options should be considered such as: roof design restrictions, ceiling material type, skylights, electrical options, handrail type, staining, screen door type, flooring (e.g. tile, slate, decking material), deck height and deck skirt.  A 21’ x 16’ or 20’ x 14’ makes for a really nice sized outdoor room.  New furniture can swallow the enclosed area quickly, so increasing the current deck size is often a wise move.  A really nice screened in porch with all the bells and whistles can surpass $25,000.  How about a nice stone fireplace, outdoor kitchen or concrete paver patio to complete your outdoor room?

We LOVE designing/building outdoor living projects!  Do you need us to design a plan for your backyard space?  Perhaps you have several projects in mind but need to spread them out over several seasons? You should have a big picture plan to help it all harmonize in the end.

Outdoor Structures such as Pergolas and Arbors: 
$1,300 and up.

Pricing depends on the size, design, materials, columns, and finishes. Sometimes these structures need to be permitted and inspected. Does your arbor or pergola need to be approved by your local Home Owners Association (HOA)?


Outdoor Masonry Fireplace: 
$6,000 and up.

Pricing depends on the details such as stone type, landscape restrictions, size and design.  Maybe you want to add seating, wood storage, or a special mantle? A lot of factors come into play that drive costs.


Basic Room Addition: 
$95 per square foot and up.

Single room addition, crawl space foundation, basic electrical, straight forward structural work, basic plumbing, average finishes, average number of windows, fairly simple tie-in to existing home.  Note: Your current HVAC system may not handle the additional square footage.


Multi-Room Addition: 
$90 per square foot and up.

Multiple rooms, full concrete foundation or crawl space foundation, new mechanical systems, average to very nice finishes, bathroom, closets, tile, hardwood, fiber cement siding, average to somewhat difficult tie-in to existing home. The larger the addition, the lower the price per square foot generally.   However, please note that larger additions usually require significant HVAC equipment changes ($6700 plus). Does your first floor unit need changing anyway?


Simple Kitchen Upgrade: 
$12,000 and up.

This price point would include replacing your old countertops, dishwasher, stove, and microwave or hood vent, along with adding new tile backsplash.  This actually makes for one of the best return on investment remodeling projects according to several recent national surveys. Adding under cabinet lighting is a really nice upgrade as well.


Kitchen Upgrade: 
$20,000 and up.

If you enjoy the layout of your kitchen, you may only want to replace the cabinets, countertops, sink, disposal, flooring, paint, and the core appliances.  Basically everything would stay close to or in the same location. This would include semi-custom cabinets (12′ x 14′ kitchen).


Kitchen Remodel: 
$25,000 and up.

Your kitchen may be in need of a more extensive renovation involving relocating the sink and/or some appliances.  Included in this would be a new layout design, updated electrical and plumbing,  semi-custom to fully custom cabinets (depending on the amount of cabinets), existing wall and ceiling plaster or drywall would remain, custom granite countertops, new flooring and paint, average level appliances.  Based on a 12′ x 14′ kitchen. Full Custom Kitchen Remodel: 
$35,000 and up.

The kitchen is the main hub where the family meets each and every day.  Maybe it’s time for your kitchen to receive an extreme makeover?  A radical change would include complete “gutting” of the sheetrock and ceiling finishes, exposing all the framing.  Most often in this level of change you have a complete re-design, custom cabinets, high-end appliances, under cabinet lighting, tile backsplash, granite, new flooring, etc.   Large custom kitchens with the whole nine yards can easily surpass $50,000.


Simple Bathroom Upgrade: 
$8,500 and up.

A basic face-lift would involve replacing the main contents of an average sized, three fixture bathroom.  This would include removing and replacing the toilet, sink, faucet, countertops, tub/shower valve (link to plumbing fixtures), tile off the tub/shower, vanity lights, cabinets and mirror.  It would also include repainting the walls.  Depending on the age of your home, you may not need to replace the tub, only the tile for a nice upgrade.  The electrical and plumbing fixtures would remain in their existing locations but would be changed out with new parts. If wallpaper needs to be removed, that can add a few hundred dollars.  Ask about adding a niche in the tub or shower area.


Complete Bathroom Remodel: 
$11,500 and up.

The scope of this project would include the above details listed in a simple bathroom upgrade, of course.  Additional features would include: installing new tub unit, new tile flooring, new exhaust fan and upgraded finishes. This would be an average sized, three fixture bathroom.  The electrical and plumbing connections would typically remain in their current locations. Ask about a free consultation with one of our tile vendors for design and tile selections. (showrooms)  This is an important step (link to process) in building a budget with which you are comfortable.


Complete Bathroom Remodel (Higher End): 
$18,000 - $25,000 and up.

Basically the same bathroom remodel as described before but usually a larger bathroom, with nicer finishes like travertine stone, surrounding the tub or shower, custom built shower area, frameless glass shower enclosure, tile or stone flooring, radiant heat in the floor, new plumbing, new electrical and lighting system, maybe some tile on the walls outside the shower area. Obviously we are talking about a really nice remodeled bathroom, usually a Master Bathroom.


Basements: 
$50 - $135 per square foot.

Finished basements provide some very nice living space fairly economically when compared to an addition or adding another level. We can transform your basement into just about any type of space you desire.  Some of the areas that may need to be addressed with your basement are adequate headroom, moisture control, existing plumbing, HVAC, and egress.  Obviously, the more amenities you add the more it will cost.  Amenities may include a bathroom, kitchenette/bar area, theater room, (Link to home theater shack) added windows and/or doors and more ornate trim details like coffered ceilings and wall panels. Your current HVAC system comes into play yet again.


Finished Attics: 
$20,000 - $40,000 and up.

Attics can also provide some very nice living space relatively economically when compared to an addition or adding another level. We can transform your attic into just about any type of space you desire (guest suite, office, movie room or play room). Adding some skylights or big dormers can really open up the space. One of the big expenses is the HVAC unit.  Can your existing unit for the 2nd floor handle the attic space? Usually not...Ask about Dual control systems.  Does your attic renovation require R-38 insulation?


New House: 

If you want a new house built, I want to build it for you!   I have built over 350 new homes in my building career.  It may be best to do a cost plus a percentage fee type of contract agreement, it just all depends on the complexity of the job, location, financing, etc.
